Halfway down the coastal village hill, you’ll reach Watermeads, nestled between a row of 17th-century fishermen cottages. Watermeads was built in the 17th century and is one of the oldest properties in Kingsand. As such, it does have a low ceiling and doorways due to the building's historic arrangement, which all add to its Cornish charm. Lowest ceiling height: lounge approx. 6ft4”.

As others chase down the A38, assuming it gets more ‘Cornish’ the closer you get to Lands End, you’ll discover that just over the Tamar Bridge is Cornish enough. In fact, it's more Cornwall than the rest of the county. It even sells itself as “Cornwall's Forgotten Corner”. Think pilchard sheds, fishing villages, sandy beaches and coves straight out of an Enid Blyton book. It has grizzly fishermen and austere, 14th-century chapels (such as the one at Rame Head, last sight of England for sailors leaving Plymouth Sound). It has slipways, smuggling yarns, surfers. It has steep, crumbling cliffs. Oh, and the sound of nothing. No one. Just calm. But shhh, don’t tell... all the other tourists are still on the A38.
Catch the Cremyll Ferry and enjoy a scenic trip across to Admirals Hard. The Royal William Yard is a short walk of around five minutes away, alive with restaurants, art galleries and cafés.
For art lovers, head to Westcroft Gallery in the heart of the village, which showcases an array of contemporary local art. Pottery lessons are also available from nearby Rame Barton.
Kingsand is a dog-friendly beach with no seasonal dog restrictions. Neighbouring beaches do have some restrictions, so check locally as they do vary throughout the year.
The area is a slice of foodie heaven, especially the restaurants and gastro pubs that focus on local ingredients. And then there’s the locally-caught seafood... our top recommendations are all available in our welcome book.
A long stretch of sparkling blue bay and golden sand down on south Cornwall’s soft coast makes Whitsand Bay the perfect holiday spot for sea swims, long beach walks and true relaxation.
Boat trips are now available from the jetty of the twin village Cawsand. Out at sea you may catch sight of seals or inquisitive dolphins playfully swimming off the ship’s bow.
The Rame Head peninsula has long been a popular spot for its stunning wide-angle views. There are some great walks from your doorstep, whether you are looking for a leisurely stroll or high energy leg-stretch.
From learning to surf to stand-up paddleboarding and kayaking, there is a whole host of activities to get involved in nearby - whether you’re a novice, pro, or looking to try something new.
My Dad was brought up close by in Liskeard and used to visit Kingsand and nearby Looe for his family holidays. And, like him, we’ve been enjoying the South East of Cornwall for many years.
A memorable Kingsand day for us would be early morning coffee sitting on the sea wall, checking the weather and the tide. Next up would be breakfast at the Old Bakery, then beach, swim, Cornish ice cream, a spot of rock pooling and a wander around Westcroft Art Gallery to get inspired, followed by late paddleboarding in Cawsand Bay.
Our evening meal would consist of locally-caught fish in the Devonport Inn, then a chat with friends outside on The Cleave with a drink in-hand, watching the sun go down over the sea, ready to do it all again the next day...

From London, take the M4 towards Bath, take the M5 South towards Plymouth and the A30 to Cornwall and then follow the directions provided to the property.
The nearest train station is Plymouth, which is around a 35-minute drive to the property.
In the summer there is a foot ferry from the Barbican in Plymouth, directly onto the beach of Cawsand, which is the twin village to Kingsand. Then it’s just a 10-minute walk to the cottage.
Watermeads bookings and property housekeeping is managed by Forgotten Corner Holiday Cottages, whose offices are based in the centre of Kingsand, a very short walk from the cottage.
